1. Make a list of must-haves for the home you want including such things as number of bedrooms, open floor plans, or school districts desired.
2. Get a pre-approval letter from your bank or mortgage lender so you'll know exactly the price range you're authorized to purchase. Avoid the disappointment of finding the 'perfect' home only to find out you can't afford it.
3. Research homes on the Internet that meet your criteria. Then work with your Realtor to view more information and photos online and have her determine if the house is priced appropriately.
4. Don't let superficial aesthetics such as paint colors or decorating style of the seller get in the way of making your choice. Try to visualize yourself in the home after small renovations have been made such as painting, making small repairs, and adding your own personal decor.
5. Check out shows like 'Property Virgins' or 'My First Place' on HGTV to gain a realistic approach to home buying.
